What to Know About Reston Closings
Planned Community HOA Structure
Reston is governed by the Reston Association, which covers the entire community. The RA collects annual dues from all residential property owners and enforces community covenants. Every Reston closing requires an RA estoppel certificate confirming the seller's current status with the Association — balance due, any open violations, and any pending special assessments.
But that's often just the first layer. Many Reston properties also belong to:
- Cluster associations — smaller neighborhood-level HOAs governing a specific cluster of homes or townhomes
- Condominium associations — for condo units, with their own bylaws, reserve funds, and resale disclosure packages
- Commercial or mixed-use associations — for some Reston Town Center-adjacent properties
Virginia law gives condo associations up to 14 days to deliver a resale package. If you have two associations, that clock runs separately for each. Pruitt Title orders all estoppels simultaneously at contract ratification so nothing is waiting at the last minute.
Condo-Heavy Market
A significant share of Reston's housing inventory is condominiums — from mid-rise buildings near the Wiehle-Reston East Silver Line station to garden-style communities throughout the community. Condo closings require additional document review:

All Reston real estate is recorded with Fairfax County. Deeds, deeds of trust, and related documents go to the Fairfax County Circuit Court Clerk's Office. Does the Reston Association slow down closings?
The Reston Association is generally responsive in delivering estoppel certificates. Virginia law provides a 14-day window, but RA typically delivers faster than that. The risk is with individual cluster associations or older condo associations that may be slower to respond. Ordering early — at contract ratification rather than one week before closing — is the best way to protect your timeline.
What does title insurance cover in a planned community like Reston?
Your owner's title insurance policy protects against defects in the recorded title to your specific unit or lot — things like unreleased prior liens, forged conveyances, or errors in the public record. It does not cover HOA disputes, community rule violations, or issues arising after you close. Your lender's policy covers the same scope but protects only the lender's interest.
